Montgomery County Home Sales Remain Strong In Defiance of National Trends

Keller Williams RealtyThe Leaf-Chronicle reported the national information that existing home sales were flattening and prices were cooling. Clarksville and Montgomery County are defying this trend!

Nationally, existing home sales declined 1.3 percent from May and were 8.9 percent below June 2005. The median house value was $231,000. The median is a typical market price where half of the homes sold for more and half for less.

The Realtracs Multiple Listing System provided me with the detail to obtain the figures for Montgomery County. These numbers include both new and resale homes. Locally, home sales in June were 408. This is an increase of 18% over last month and nearly equal to the 411 sales of a year ago.

The median value of a Montgomery County home was $132,500. When compared to the national figure, you can see just what a bargain Clarksville is.

The bottom line is that demand remains strong in our area. Homes in the lower price ranges are selling quickly and we have seen more homes in the highest price ranges selling in the last several months.

Home sales in Clarksville can be impacted tremendously by the status of the Ft. Campbell troops. The return of the troops in September, October, and November will make the market even stronger.

If you are a buyer, you should look now. The return of the troops will increase demand and the sudden influx of potential buyers could raise prices. We’ve already seen this in the rental market as military spouses are returning to the area in preparation. Rental home inventories are way down from previous months.

If you are a seller, now is the time to get your home ready and place it on the market. Demand for homes will continue to be strong for most of this year.
