More and more real estate sales involve buyers and sellers dealing with properties heading for foreclosure or already foreclosed on by a lender or bank. In response, licensed Realtors like Crye-Leike Clarksville Realtor Cindy Broadbent feel more compelled than ever to meet the demands of today’s clients coping in the current new ‘traditional’ real estate market.

“With so many people having financial difficulties in the current distressed economy, many homeowners are facing foreclosure or are being required to sell their homes as a ‘short sale’ where the selling price will not be sufficient to fully cover the mortgage balance and closing costs,” said Cindy.  “It is very beneficial for those sellers to have a Realtor who has the knowledge to explain to them the requirements for a short sale, the necessary paperwork, what is required of them and how long the process will take, as well as the impact of a foreclosure vs. a short sale.”

Crye-Leike Clarksville Realtor Cindy Broadbent recently completed a new Short Sale & Foreclosure course offered by the National Association of Realtors (NAR). She now feels better equipped with both the tools and ‘know how’ to help sellers maneuver and negotiate the complexities of short sales as well as help buyers pursue short sale and foreclosure opportunities.

“When representing a buyer of a short sale property, it is very important to advise them of the special circumstances, procedures and length of time it will take to close vs. purchasing a home at fair market value,” said Cindy.  “I have previously represented both buyers and sellers of short sale properties, and it is a challenging situation where every sale has different circumstances.  It gives me great satisfaction knowing that I am able to assist sellers during a difficult time in their lives.”

Armed with her new Short Sales & Foreclosure Resource (SFR) certification from the National Association of Realtors (NAR), Cindy is NAR certified to qualify sellers, negotiate with lenders, limit risks and protect buyers.

“The Short Sale/Foreclosure course coupled with other short sale classes I have taken, plus my prior experience with short sale transactions provides me with that ‘edge’ to successfully navigate through contract to closing,” said Cindy.  “I can help them wade through the short sale process, discuss loan modification, help them understand the options that they have when they become unable to make their mortgage payments or just need to sell due to a relocation. I can also help investors and everyday buyers work through the process of buying foreclosed properties, advise them of the risks and pitfalls and tell them how to construct a winning offer.”

As a SFR Certified Realtor, Cindy has successfully completed all of the required prerequisite and program course work to become a National Association of Realtors qualified Short Sale & Foreclosure (SFR) Specialist.
